Why is sealcoating necessary?
Sunlight and oxidation weaken the asphalt binder that holds blacktop surfaces together. The surface becomes brittle and hairline cracks appear. The cracks will eventually deepen, allowing water penetration and additional damage to the integrity of the asphalt.
Why should you sealcoat?
- Preventative maintenance is less expensive than repair.
- Sealcoating keeps property looking nice by adding "curb appeal."
- Unsealed asphalt is a target for ultraviolet rays that will destroy the strength and flexibility of the asphalt.
