Why is sealcoating necessary?

Sunlight and oxidation weaken the asphalt binder that holds blacktop surfaces together. The surface becomes brittle and hairline cracks appear. The cracks will eventually deepen, allowing water penetration and additional damage to the integrity of the asphalt.
